Brace yourself for an incredible home transformation after following this Summer Home Maintenance Checklist, which covers both the interior and exterior. Keeping up with your house seasonally helps to boost curb appeal, keep pests away, increase energy efficiency, improve functionality, and allows you to enjoy summer activities on your property!

12 Indoor Projects to Tackle in the Summer

Let’s start with upgrading your interior.

  1. Check and clean the windows and screens. Replace broken screens to block insects out. Clean away all the grime to prepare for the season of open windows. Install blackout curtains or thermal window coverings to block the sun and reduce cooling costs.
  2. Inspect your attic and basement for mold, poor insulation, and proper humidity levels. Attics and basements tend to decrease comfort and air quality quietly. Then, use a dehumidifier in areas prone to moisture.
  3. Check and clean the vents, exhaust fans, and ducts—an often overlooked step. Replace the air filters to maintain optimal indoor air quality and ensure proper airflow. Look for mold, allergens, and debris.
  4. Test your smoke and carbon dioxide detectors.
  5. Clean the sources of odor in your house. Humidity and warm weather often cause multiple unpleasant odors. Common culprits include pet items, appliances, and bedding.
  6. Clean and freshen up your floors, tile, and grout before any Summer guests arrive.
  7. To kill two birds with one stone, schedule your mold screening and HVAC maintenance together.
  8. Install a smart thermostat to control your home’s temperature remotely. You can program it to run less while you’re away and adjust before you get home. Most smart thermostats have an “eco mode” that learns and adapts to your routine. Otherwise, you could utilize heavy drapes. They’re decorative and keep hot air out and cool air inside all Summer long!
  9. Inspect your washer and dryer. Inspect the washing machine’s water hoses for cracks and the dryer vents for lint buildup.
  10. Conduct a pressurization test to find air leaks throughout your home.
  11. Ensure that your sump pump is in working order.
  12. Refresh the interior paint job. Summer is the perfect season to open the windows and let the paint dry.

16 Outdoor Steps for a Summer Exterior Transformation

Now, let’s move on to the exterior.

  1. Replace your weathered shutters with vinyl shutters. Vinyl shutters are low-maintenance and outmatch rot, mold, and decay.
  2. Install a new front door to save energy and minimize the transfer of hot and cold air. Consider steel or fiberglass, which reduces energy transfer and boosts security. Furthermore, sidelights and half-glass can reflect natural light onto your entryway.
  3. If your budget doesn’t cover a new door, try new hardware and a fresh coat of paint.
  4. Clean debris out of the foundation vents and window wells.
  5. Inspect and repair your lawn maintenance equipment. Charge any batteries, sharpen tools, replace old gas, and lubricate moving parts.
  6. Inspect wooden decks, railings, and windowsills for rot.
  7. Pressure wash your outdoor furniture.
  8. Update your outdoor lighting to enhance your ambience, safety, and curb appeal. Replace your broken light fixtures with color-changing LEDs, string lights, or any other desired lighting option. Brighten up that patio, walkway, or entryway!
  9. Replace or deep clean your grill. Then, make sure your fuel source is ready to ignite.
  10. Refresh your lawn and garden beds. Remove dead plants and weeds. Add fresh mulch, aerate the soil, fertilize the lawn, and plant Summer-ready flowers like peonies, daisies, sunflowers, or hydrangeas.
  11. After Winter freezing, it is essential to check your sprinklers, faucets, and outdoor plumbing for functionality, leaks, clogs, and misdirected sprinkler heads.
  12. Pest-proof your perimeter. Inspect your yard and exterior areas for standing water and areas where insects tend to thrive. Empty buckets or birdbaths, seal cracks around the windows and siding, and address drainage issues.
  13. Regularly mow your lawn and keep mulch at least six to twelve inches away from your house.
  14. Do some simple summer greenery maintenance, which includes trimming trees, pruning limbs, and discarding dry leaves. Ensure your tree branches and limbs aren’t too close to your roof.
  15. Inspect your outdoor structures, like your deck, fences, and pergola, for signs of wear. Look for peeling paint, loose boards, and rusted hardware. Then, reseal your deck and fences to protect them from heavy rain and UV damage.
  16. Power wash your siding, fences, patios, decks, and walkways to keep them clean and working their best. Winter weather and Spring rains can cause mold, mildew, and grime to accumulate.
  17. Inspect and clean your gutters. Clogged gutters may lead to water damage and mold. For peace of mind, consider adding a gutter guard system.
  18. Again, Summer is the ideal time to let paint dry, so refresh the exterior paint job.

Summer home maintenance is essential after Winter and Spring storms. Damage from these storms can worsen over time and be costly to repair.
